The newest villa settlement of Dinevi & Co is called “Etara”. It is situated in the far south regulation extension of Sveti Vlas. This is the largest living space in the area. The settlement is situated on a gully and a steep slope to the south. It is located between 4 and 45 horizontal above the sea level. The plot is on the main road connecting Sveti Vlas and Elenite. A technical solution has been found to lead the rain waters from the area preserving the existing drain-pipe under the road in the lowest part of the gully. The rain water will be used to settle the water down. Because of its length (344 m.) “Etara“ is divided into two parts: “Etara I“ and “Etara II“. The villa settlement “Etara I“ covers the lowest third of the plot (about 110 m.) It is on the first sea coast line – its main building is only 20 m. away from the coast. It is exposed to the south and offers a unique view to the entire bay and the ancient town of Nessebar. The urbanity model has been settled by a Ď-shaped composition of architectural spaces of various storeys, organized around a large inner yard, planted with greenery. A well situated rock-garden is an addition to the green lawns. The structure intended for living consists of three large groups of buildings, forming the inner space. Recreative units structured according to the plans for two or three rooms apartments or maisonette type have been designed there. They are of 52 to 115 sq.m. three apartments of 148, 161, 183 sq.m. have been designed as maisonette type on two levels. The disposition is worked out so that the living rooms (sometimes one or more bedrooms) look towards the sea. An open parking place for 25 vehicles will be built in the north-eastern part of the complex. A free transport access to the buildings in the inner space has been realized by a local road which will be used if necessary. The access to each building is a footpath. Platforms for perambulators and wheel chairs will be built if necessary. A restaurant has been designed in the north part of the villa settlement. It will be half dug into the ground, one storey building with a terrace. A suitable footpath is provided – the alley network. The restaurant has a hall for 50 people and a terrace with more 50 more seats. Other dug spaces have been designed – a fitness club, a beauty parlour, hairdresser’s WCs, showers and changing rooms. One more place of entertainment has been designed - a piano bar with 50 seats, situated in the main building. The villa settlement “Etara I” has the appropriate water surfaces for recreation, sport and entertainment. The villa settlement “Etara II“ covers the upper two thirds of the plot (about 200 m.). It is situated only 130 m. away of the coast, above villa settlement “Etara I”, but the displacement compared to the “Etara I” and the south exposure offer a unique view to the whole bay of the ancient town of Nessebar. There is a beautiful view to the mountains in the north. The urbanity model has been settled by composing architectural spaces of different storeys around an attractive canal - cascade in the lowest part of the plot. In the northern part of the settlement there is a Ď-shaped building of medium height organized around an inner yard, planted with greenery and a cascade. There is a rock–garden too. The apartments have been designed as two and three rooms apartments. They are from 49 to 91 sq.m. The disposition has been worked out so that the living rooms (sometimes one or two bedrooms) look towards the sea. Six family houses have been composed at three levels in the eastern part of the settlement. Each level is 250 sq.m. The houses have an inner yard with a barbecue and a small swimming pool by the owner’s request. An open parking place for 25 vehicles will be built in the northern part of the settlement. Twenty more vehicles can be parked in the eastern part of the complex. A free transport access to the inner spaces will be provided by a local road which will be used if necessary. The access to each building is a footpath - the alley network. Platforms for wheel chairs and perambulators will be built if necessary. Villa settlement “Etara II“ has a restaurant for 80 people viewing the sea and the inner yard with the pool. It is situated in the main building of the complex. A shop will be built in the main building of the settlement. The entire villa settlement is buried in natural greenery. Some exotic trees will be planted. They will turn the settlement into even more exotic one. Attractive rock-gardens will be composed in a combination with colorful compositions. A water cascade will make the complex cosy and unique. Developing the living buildings and spaces the designer has tried to reproduce the atmosphere of the old Bulgarian architecture. The characteristic of the period large terraces above the first floor, large eaves, shored up with wooden beams, bay windows towards the street and the yard, high stone walls and steeples, wooden gates and parapets have been observed while building the settlement. The living buildings of many storeys are “broken up“ by different materials, roofs at different levels, breaking of the configuration, alternating battered and projected spaces and other architectural devices which give to the architectural composition multi-planning characteristic of the old Bulgarian architecture. The facades will be furnished using white mineral based plaster shouldered with brown wooden elements. The socles of the first and sometimes the second floor will be finished with high quality stone coating. The roofs will be covered with corrugated iron which looks like the old one-guttered tile. The woodwork will be reinforced. The parapets of the terraces will be wooden and 1.05 m. above the level of the floor under the detailed drawing of the designer. The alley network has been developed into free picturesque shapes. A similar structural approach has been followed while structuring the water surfaces which are a combination of two swimming pools – for adults and children, built like a cascade. The security of the complex is in charge of the best guards and it is all the year round. All the apartments are offered at “turn key”. For Dinevi & Co the client is in first place. According to your personal ideas of home, you can select by yourselves quality materials for furnishing the house, such as terra-cotta, wall colors and sanitary facilities equipment. On your request we can perform an air conditioning units mounting and complete furnishing. Each apartment has been supplied with cable TV.
